| This course provides an introduction to real estate appraisal. The course focuses on the basic principles and practices of appraisal. It covers real estate concepts, finance, and the valuation process. Neighborhood analysis is explained, and the concept of highest and best use is addressed. Data collection, site description, and improvement description is also covered. The course will instruct students in detail how to fill out the Uniform Residential Appraisal Report (URAR). The state of Nevada does not allow the Uniform Standards of Professional Appraisal Practice (USPAP) 15 hour course to be delivered via distance learning. |

Participants will practice writing effective narrative comments for form appraisal reports and learn how to explain valuation procedures and conclusions to users of reports. The course will instruct students in detail how to fill out the new Uniform Residential Appraisal Report (URAR). Students will be taken through each section of the URAR where they identify and complete the required fields. This course provides the student with the guidelines and direction to create URAR reports which are in compliance with USPAP. |
